1. Respect for the Space: This private residence is carefully curated for the owners; please treat it respectfully. Any damages will be billed accordingly.

2. Booking Time & Setup: Rental time begins and ends at the scheduled times, including setup and teardown. Overtime may be charged if the space is not vacated on time.

3. Ten Guest Limit: Please adhere to the agreed guest count. Additional guests or crew must be approved in advance.

4. Furniture and Decor: Accent Chairs only and Basic Accessories and decor may be carefully rearranged but must be returned to their original positions before checkout.  Do not drag or slide furniture across the floor to avoid scratches or damage. Do not use walls, furniture, or surfaces for any mounting or adhesives without prior permission.

5. Noise Control: Maintain low noise levels to respect neighbors. Loud music or disruptive noises are not allowed.

6. Food and Beverages: Eating or drinking is allowed only in the Kitchen and outdoor dining space. Red, blue, orange, or green beverages are prohibited. All food, beverages, and related trash must be cleaned up.

7. Parking and Access: Parking is available in the circle drive, next to the garage or on the street. Loading and unloading must be done without blocking neighboring properties. Access is with a keypad or manager.

8. Lighting and Electrical Equipment: All Natural Light no lighting equipment provided. Use only the electrical outlet. For any additional power needs, please discuss with management beforehand.

9. Cleanup: Remove all trash, props, and equipment before leaving. Leave the space as you found it.

10. Prohibited Activities: Smoking, Vaping, Nudity, Boudoir, Open flame, illegal activities, and Pets (unless approved) are strictly prohibited ANYWHERE ON THE PROPERTY INSIDE AND OUT.

11. Insurance and Liability: Proof of liability insurance may be required for large productions. The renter is responsible for any damages or injuries during the rental period.

12. Compliance with Regulations: Please adhere to all local laws, safety guidelines, and community rules.

13. Security Cameras: The home has Ring and Security cameras in strategic common areas. This ensures liability and entry and exit times.

14. Cancellations: You can change or cancel your Studio reservation with no additional charge at any time 24 hours before your reservation is set to begin by contacting us from your original confirmation email. Upon cancellation, you will receive a credit for the hours booked that can be applied towards a future reservation with us. Your credit will expire 12 months from the date of the original reservation. Cancellations and rescheduling requests received within 24 hours of the start time of your reservation will not be given a credit. No refunds will be given.
